Comparison Approach

One of the several appraisal methods used to establish an opinion of value for real property.  Using the comparison approach, the subject property (being appraised) is compared to similar properties including type, size, age, finish level, location, and many more aspects.  Financial adjustments are then made to compensate for differences, so an opinion of value can be established for the subject property.
