Private Beach Settlement 30A Florida   

For those not familiar with the topic relating to the beaches of 30A Florida, there has been a long dispute about the use of the beaches.  Why?  Some Gulf front properties are deeded such that the owner of the property actually owns the beach.   Now, in most all areas you've probably ever visited, the use of the beach falls under what's called "customary use" which is broadly defined as the public gets to use the beaches.  Some property owners launched a lawsuit to discontinue that, and there has now been a decision which does affect the privately owned beach parcels on 30A, and yes, it does affect the beach use by some visitors.

The market is continuing to balance a bit compared to the last couple years, but even with days on market bumping up a bit listing and selling prices remain strong with large gains which is awesome news for sellers.  Right now, the market is still in the balanced area which is still a healthy place to be for both buyers and sellers.

Let's see what happened in the 30A real estate market in June 2022?

After an ultra-hot market over the last 24+ months, home are still selling strongly, but as with many markets there are some signs of normalizing.  Inflation is climbing and interest rates are as well in an attempt to curtail the inflation rate.  This will make some buyers pull back, while others want to steam ahead in case rates continue upward.  Here are some June stats for the 30A area from Miramar to Rosemary south of Hwy 98.  As always, we can run custom reports for the areas you're considering purchasing in.

The spring real estate market is warming up.  Families are on the move to see our great 30A beaches, and with that comes an interest in purchasing homes here.  The market in many regions of the country is shifting which is natural occurrence.  Inflation is climbing and the Fed is trying to control it which means interest rates are rising.  We'll see how that plays out as the year goes, but a little cooling can be a good thing in that it helps reduce the stress of buyers and sellers alike.  Let's take a look at what took place in May.

30A Florida Location Map

No matter how many times I walk out on to the beaches of 30A and downshift from the hustle & bustle of the world, there's one thought that always impacts me:  "Wow, I'm standing on the very edge of a continent".  An entire continent!  Now, some may say there's no difference in standing there versus the nearly infinite number of other places I can stand, and I guess in the literal sense they're correct, but there is a difference in emotional impact.  I mean... look at the map.  Out of that ENTIRE land mass of 9,540,000 (that's 9.54 million) square miles of land, I'm standing on the very edge of it where one world (land) ends and another world (massive water body) begins.  I realize that a similar geographical experience may occur on other coastal…
