Holidays are done - 30A market report for January?

The winter holiday season sometimes takes affects home sales in the first quarter of the year, but here in 2022 January is starting the year strongly with the average home sales price up 17.2% and the average list price is up 12.5%.  Active listings are down from 2021, but starting to feed the upcoming spring season.

January 2022 (compared to January 2021)

  • Average sales price:  $1,354,045 (+17.2%)
  • Average list price:  $2,131,641 (+12.5%)
  • Properties sold:  239 (-4.4%)
  • Active listings:  411 (-17%)
  • Median days on market:  29 (+20.8%)
  • Average days on market:  55 (-42.1%)
  • Absorption rate:  1.35 months (-27.8%)  length of time to sell all inventory if no new listings were added

Top 3 Highest priced homes SOld:  

  • $13,200,000 - 243 W Bermuda Drive
  • $8,700,000 - E County Hwy 30A
  • $5,600,000 - 172 Chivas Lane
