Winter is closing out - 30A market report for February?

The winter is starting to wrap up and spring break will be here soon.  February real estate sales are in the books, so let's see how things rounded out.   The numbers are strong.  Average sales and list price are both up significantly.  The absorption rate remains low which is an indicator of demand and lack of supply.  The median number of days on market had a bit of a bump this month, but the average is down about the same amount.

February 2022 (compared to February 2021)

  • Average sales price:  $1,401,773 (+10.8%)
  • Average list price:  $2,217,723 (+9.5%)
  • Properties sold:  250 (-12%)
  • Active listings:  344 (-11.6%)
  • Median days on market:  27 (+35%)
  • Average days on market:  58 (-37%)
  • Absorption rate:  1.14 months (-19.7%)  length of time to sell all inventory if no new listings were added

  • $10,500,000 waterfront near Hwy 393 in Santa Rosa Beach
  • $8,990,000 waterfront near Hwy 393 in Santa Rosa Beach
  • $6,400,000 waterfront near Seaside
